Project: Refurbishment of 104 Integrated Venetian Blinds
Location: Office Building – Bern, Switzerland
System Type: Warema Type 1.16/25/35.07 (24v motor) inside WICONA WICLINE Aluminum Composite Windows
1. Project Objective
The contractor shall provide a turnkey solution for the inspection, repair, and motor retrofit of 104 integrated venetian blinds. The objective is to restore 100% motorized functionality while maintaining the thermal, acoustic, and aesthetic integrity of the WICONA window units.
2. Comprehensive Pricing & Scope
The offer submitted by the contractor must be all-inclusive. No additional costs will be entertained after the contract award. The bid price shall include:
- Labor: All technician, electrician, and logistical personnel hours.
- Materials: All motors, cables, lift tapes, ladder cords, and hardware components.
- Equipment: All tools, specialized window opening devices, safety gear, and cleaning supplies.
- Transportation: All travel costs, vehicle expenses, and shipping/freight for parts.
- Fees: Disposal fees, administrative costs, and any required permits or insurance.
3. Logistics & Site Management
- Furniture Management: Contractor shall move office furniture and equipment as required to gain unobstructed access to the windows. All items must be protected and returned to their original positions upon completion.
- Surface Protection: Provide appropriate floor and wall protection during the transit of tools and components.
4. Health, Safety & Electrical Standards
- Qualified Personnel: Only certified electricians (per Swiss regulations) may perform electrical work.
- Lockout/Tagout (LOTO): A strict LOTO procedure must be implemented. Hazardous energy sources must be isolated, locked, and tagged before work commences.
- Verification: Zero-energy state must be verified via testing before physical contact with wiring.
- Controls: Each motor control shall be integrated into the Building KNX system.
5. Technical Execution: WICONA & Warema Systems
- Sash Access: Open the internal "sandwich" sash of the WICONA windows using the integrated latches.
- Hardware Maintenance: Inspect and lubricate all WICONA latching mechanisms and concealed hardware.
- Gasket Inspection: Verify the condition of internal gaskets. Damaged seals must be reported or replaced to ensure the cavity remains dust and moisture-free.
- Blind Retrofit:
- Identify and replace failed motors with compatible high-quality alternatives (e.g., Somfy, Elero) that fit the existing Warema headrails.
- Replace worn lift tapes and ladder cords as necessary to ensure smooth mechanical operation.
6. Commissioning & Integration
- Calibration: Set electronic end-limits (upper/lower) for every unit.
- Testing: Perform three full cycles (Up/Down/Tilt) per window to ensure defect-free operation.
- System Integration: Ensure new motors are integrated into the existing building control or radio systems.
7. Waste Disposal (Swiss Compliance)
- Swiss Codes: Disposal must comply with vREG/ORDEA (Electrical Waste) and VeVA/OMW (Waste Movements).
- Recycling: Deliver old motors and aluminum scrap to authorized SENS eRecycling or Swico collection points.
- Evidence: Contractor shall provide official disposal certificates (Entsorgungsnachweis).
8. Cleaning & Handover
- Internal Cleaning: Clean internal glass surfaces and aluminum slats before closing the sash.
- Final Report: Provide a list of all units serviced, including specific motor model numbers used.
