General Services Administration (GSA) seeks to lease 383,430 ABOA SF of underground storage space in Independence, MO

U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT

The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:

Minimum Sq. Ft. (ABOA): 383,430

Maximum Sq. Ft. (ABOA): 383,430

Space Type: Underground record storage (approximately 371,583 ABOA SF), office (approximately 11,460 ABOA SF), and related space

Parking Spaces (Total): 145

Parking Spaces (Surface): 0

Parking Spaces (Structured): 145

Parking Spaces (Reserved): 0

Full Term: 180 months with termination rights of 90 days

Firm Term: 120 months

Option Term: none

Additional Requirements:

1. Space must be underground.
2. 16’ minimum clear height to structure above for record storage.
3. 12’ minimum clear height to structure above for office.
4. Minimum of 2 loading docks directly adjacent to the leased space.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease (net of electric) is required.  Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as “500-Year” floodplain).

The U.S. Government currently occupies office and related space in a building under a lease in Independence, Missouri, that will be expiring.  The Government is considering alternative space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

Expressions of interest must Include.

1. Building name and address;
2. Contact information and e-mail address of offeror’s representative;
3. ABOA SF and rentable square feet available, identifying the specific floors and square footages;
4. Asking full-service rental rate per RSF inclusive of a standard GSA warm-lit shell; or
5. Asking full-service rental rate per RSF;
6. Operating costs per RSF included in rate (net of electric);
7. Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
